Saya katakan ianya mudah sekiranya kita faham terlebih dahulu definisi. Kalau dalam bahasa orang putih Ianya membawa maksud low cost house . Terbahagi pula kepada beberapa kategori rumah yang perlu kita tahu. Antaranya<\/span><span style=\"font-size: 12pt;\"> :<\/span><\/p>\n<ul>\n<li><span style=\"font-size: 12pt;\">Pangsapuri Studio<\/span><\/li>\n<li><span style=\"font-size: 12pt;\">Pangsapuri atau Flat\u00a0<\/span><\/li>\n<li><span style=\"font-size: 12pt;\">Rumah teres setingkat\u00a0<\/span><\/li>\n<li><span style=\"font-size: 12pt;\">Rumah teres dua tingkat\u00a0<\/span><\/li>\n<\/ul>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt;\">So faham tak setakat ni? Harap semua faham lah yer. Okay, langkah seterusnya kita wajib tahu ciri-ciri rumah kos rendah. Saya tak nafikan, dulu saya sendiri pun keliru tak tau nak bezakan. Tengok rumah lebih kurang sama jer. Saya rasa anda pun begitu. Antara ciri-ciri yang boleh kita lihat dari pandangan mata kasar secara umum ialah :<\/span><\/p>\n<ul>\n<li style=\"text-align: justify;\">Mempunyai keluasan anggaran 480 kaki persegi sehingga 700 kaki persegi.<\/li>\n<li>Bagi rumah teres, keluasan lebih kurang 1,000 kaki persegi.<\/li>\n<li style=\"text-align: justify;\">Biasanya rumah memiliki 1,2 atau 3 bilik tidur, begitu juga bilik mandi dan tandas.<\/li>\n<li style=\"text-align: justify;\">Kebanyakkan pangsapuri kos rendah tiada parking khusus. Parking secara terbuka.<\/li>\n<li style=\"text-align: justify;\">Kepadatan penduduk dan pemilikkan kenderaan agak tinggi di kawasan tersebut.<\/li>\n<li>Yuran penyelenggaran atau maintenance fee biasanya kurang daripada RM 50.<\/li>\n<li>Ada kemudahan seperti taman permainan kanak-kanak, kedai runcit dan juga surau.<\/li>\n<\/ul>\n<p style=\"text-align: justify;\"><em><strong><span style=\"font-size: 12pt;\">&#8220;Encik zam, ada cara lain tak untuk kita tau unit tu unit low cost?&#8221;<\/span><\/strong><\/em><strong><span style=\"font-size: 12pt;\">\u00a0<\/span><em><span style=\"font-size: 12pt;\">tanya seorang client kepada saya sambil terpinga-pinga. Lantas saya menjawab dengan pantas.<\/span><\/em><\/strong><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt;\">Saya cakap tak susah pun, banyak cara dan kaedah lain. Okay, saya sebut tolong tulis yer takut-takut nanti Encik terlupa. Client ni pun keluarkan pen dan kertas. Dia pun tulis satu persatu apa yang saya sebut.\u00a0<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt;\"><em><strong>&#8220;Korang semua nak tahu jugak ker?&#8221; Ok take note yer saya takkan ulang. Boleh mintak diorang tlg buat semakkan.<\/span><\/li>\n<li><span style=\"font-size: 12pt;\">Korang pun boleh call direct pemaju atau pun liquidator untuk pengesahan.<\/span><\/li>\n<li><span style=\"font-size: 12pt;\">Boleh tanya penduduk sekitar situ. Ada yang tahu tapi tak semua lah.<\/span><\/li>\n<li><span style=\"font-size: 12pt;\">Buat carian di google, taip jer nama property tu. Kaedah ni membantu jugak.<\/span><\/li>\n<\/ol>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt;\">Kena faham yer, rumah ni selalunya dibuka jualan hanya kepada mereka yang berpendapatan rendah dan sederhana pada harga yang berpatutan. Senang cite dalam kategori B40 khusus untuk pembelian rumah pertama. <\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt;\">Namun, Syarat pemilik kan berbeza-beza mengikut negeri. <\/span><span style=\"font-size: 12pt;\">Sebagai contoh di Selangor, Lembaga Perumahan dan Hartanah Selangor (LPHS) yang mengawal sepenuhnya penawaran pemilikan kepada kepada pembeli yang menepati syarat. saya akan menyentuh dengan lebih lanjut syarat pemilikan rumah kos rendah di selangor pada posting yang akan datang.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt;\">Di Kuala Lumpur berbeza pulak, bagi pasaran subsale tiada syarat atau sekatan yang dikenakan walaupun pembeli sudah memiliki beberapa buah rumah. So pengagihan penawaran pemilikkan lebih mudah di Kuala Lumpur berbanding di Selangor.
